The demand for flexible, multi-tenant creative spaces is on the rise. Such spaces cater to artists, designers, and entrepreneurs who require affordable, customizable, and dynamic spaces for their businesses. In Duarte, California, we designed and built a multi-tenant creative warehouse fabrication space. We integrated the space with prefabricated walls allowing tenants to have flexibility in how they operate in their designated area. With large windows and skylights placed throughout the structure, natural light creates a pleasant working environment for tenants while minimizing the energy costs.

The FlexSpace project is a unique offering in the Duarte market, catering to the growing demand for flexible, multi-tenant creative spaces. Its cost-effective design moves, customizable features, and unique identity make it an attractive choice for startups, small businesses, and artists. The flexible leasing options, high volume space for natural light, custom graphics, and flexible mechanical systems all contribute to creating a dynamic and adaptable space that meets the evolving needs of its tenants.

One of the key features of the FlexSpace project is its flexible leasing options. The space can be leased out on a short-term basis, making it an ideal choice for startups and small businesses. The space is also customizable, allowing tenants to tailor the space to their specific needs. Additionally, the space can be leased out to multiple tenants simultaneously, maximizing the usage and revenue potential of the space.

To keep costs low, the developers used prefabricated wall construction to help with the speed of construction and flexibility in modifications. This construction method allowed for the walls to be easily reconfigured and moved around, making the space adaptable to different tenant needs.

HIGH VOLUME SPACE

The developers took advantage of the high volume of the space by incorporating large windows and skylights to allow natural light to flood the interior. This feature not only creates a pleasant working environment but also reduces energy costs by minimizing the need for artificial lighting.
The mechanical systems in the space were designed to be flexible, allowing for both office and warehouse use. The space is equipped with HVAC systems and electrical wiring that can easily be modified to suit different tenant requirements.
