How to re-position a Class B office building that found itself under-utilized and orphaned among some of the highest commercial real estate values in North America. The black-glass building opens on the street corner to hip and prosperous neighbors, but felt like a straggler from another era. Now, thanks to new architectural canopy and building LED strips, the project fairly vibrates with an enlivening appearance that utterly transforms the former ugly duckling into the building you absolutely MUST rent space in.
